Is Flagstaff a Buyer’s Market? December 2025 Report Reveals Inventory, Pricing & Demand Trends
As winter settles into Flagstaff, the real estate market is sending a clear signal: buyers are taking their time, inventory is lingering, and strategy matters more than speed. December reflects a quieter pace, where homes are available but only the most compelling listings are moving forward. This shift offers opportunity on both sides of the transaction, especially for those who understand how supply, demand, and timing are aligning in the mountain market.
Looking back on the year, Flagstaff real estate in this cycle has been shaped by stabilization rather than urgency. Buyers adjusted to new expectations, sellers became more pricing-conscious, and new construction and lifestyle-driven homes continued to influence demand across the region. As the market finds its footing, success belongs to those who adapt, stay informed, and make intentional moves.
FLAGSTAFF HOME SALES
Existing-home sales rose 5.1% in December 2025. Month-over-month sales increased in all regions. Year-over-year sales rose in the South, remained flat in the Midwest and West, and decreased in the Northeast. In December 2025, 90 homes were sold in Flagstaff. That’s down from 103 homes sold in December 2024, reflecting about a 13% year-over-year decrease. This pullback suggests the market ended the year with a slower closing pace, consistent with buyers being more selective and deals taking longer to come together.
Looking at the broader trend, December sales in 2025 are well below the high activity seen during the pandemic-era surge, particularly December 2020 when 158 homes sold — the strongest December in this set. Compared to that peak, December 2025 is lower by roughly 43%, reinforcing how far the market has cooled from that unusually intense period.
At the same time, December 2025 is not an outlier compared to more typical pre-boom winters. It sits very close to December 2018 (91 homes) and below December 2019 (117 homes), which points to a market that’s moved away from the frenzy years and toward a more normalized rhythm. Overall, this pattern supports a story of stabilization: fewer “must-buy-now” decisions, more price sensitivity, and a market that responds quickly to interest rates, affordability, and winter seasonality.

🏡 Single Family Homes: Single-family home sales declined by nearly twenty percent year over year, dropping from sixty-six to fifty-three homes sold. While activity slowed, single-family homes continue to represent the largest share of total sales, reinforcing their role as the cornerstone of the Flagstaff housing market. 🏡

🏘️ Townhomes: Townhome sales saw the strongest growth, increasing by almost eighty-eight percent from eight to fifteen homes sold. This notable jump suggests growing buyer interest in lower-maintenance living and more affordable alternatives to single-family homes, especially as pricing and interest rate sensitivity remain key factors. 🏘️

🏢 Condos: Condo sales experienced a moderate decline, falling from nineteen to sixteen homes sold. While demand softened slightly, condos remain a steady segment of the market, appealing to buyers seeking entry-level options, second homes, or investment properties. 🏢

🏠 Other Property Types: Sales in the “other” category declined by forty percent, dropping from ten to six homes sold. This shift reflects more selective buyer behavior toward non-traditional properties as overall market activity cools. 🏠
December highlights a rebalancing market in Flagstaff. While total sales softened year over year, buyer interest remains active across multiple property types. Strong growth in townhomes signals evolving preferences, while single-family homes continue to anchor demand. The mix points to a market that is adjusting rather than stalling, with affordability, lifestyle, and strategic pricing playing increasingly important roles.
