July 2025 Flagstaff Real Estate Update: $600K–$800K Range Dominates Listings & Sales
In July 2025, Flagstaff’s housing scene is all about the middle tiers — with the $600K–$800K window boasting both the largest inventory and the highest number of sales. While only a single listing remains pending, that translates into a strikingly low 0.2% pending ratio, signaling a market where buyers hold the upper hand. Homes linger for a median of 67 days—and even longer for fresh listings—nudging the market toward a more tempered pace. It’s a cautionary yet calm moment for sellers: stay strategic, get priced right, and buyers will follow.
FLAGSTAFF HOME SALES
Existing-home sales increased by 2.0% in July. Month-over-month sales increased in the Northeast, South, and West, and fell in the Midwest. Year-over-year, sales rose in the South, Northeast, and Midwest, and fell in the West. The Greater Flagstaff housing market: Home sales decreased from 116 in June 2025 to 107 in July 2025, representing a 7.8% month-over-month decline. This slight decline suggests buyers may be pausing higher inventory and longer days on market, reflecting a more cautious summer market in Flagstaff.
In July 2025, 107 homes were sold, a decline from the 133 sales in July 2024, representing a 20% year-over-year decrease. This dip reflects the slower pace we’ve been seeing across the market this summer, with homes taking longer to sell and buyers becoming more selective.
Looking at the longer trend, sales this July remain relatively close to July 2023 (105 homes), suggesting the market has been treading water at similar levels for the past two years. However, today’s activity is well below the post-pandemic peak in July 2020 (243 homes sold) and the strong momentum in July 2021 (183 homes sold).
When compared with historical levels, July 2025 aligns more closely with July 2018 (156 homes) and July 2019 (190 homes), but with softer demand. This shows the market has cooled substantially from its pandemic-era highs, shifting back toward more normalized — and slower — conditions.
Overall, Flagstaff’s July 2025 housing market reflects a cautious buyer pool, elevated inventory, and a pace more consistent with pre-pandemic stability than with the frenzied activity of 2020–2021.

🏡 Single Family Homes: Sales dropped from 97 to 69, a -28.9% decline. This indicates a slowdown in buyer demand for single-family homes, which typically lead the market. Sellers here will need sharp pricing and strong marketing strategies.

🏘️ Townhomes: Sales fell from 17 to 12, a -29.4% decline. The townhome market shows weaker demand this year, likely reflecting affordability challenges or buyer preference shifting elsewhere.

🏢 Condos: Sales ticked up from 12 to 13, a modest +8.3% growth. This suggests steady-to-rising interest in condos, possibly driven by affordability compared to larger property types.

🏠 Other Property Types: Sales surged from 7 to 13, an impressive +85.7% increase. This growth shows buyers are exploring alternative property options, reflecting flexibility and creativity in meeting housing needs.
In July 2025, overall sales slowed (107 vs 133 in July 2024), but the composition of demand shifted. While single-family homes and townhomes cooled, condos and other property types saw gains, suggesting buyers are adapting to pricing pressures and exploring different ownership options.
