June 2025 Flagstaff Housing Market: Key Insights on Pending Listings, Inventory, and Median Prices
As summer heats up in Flagstaff, the local real estate market presents a blend of opportunities and challenges for both buyers and sellers. The median sold price for the last 30 days stands at $768,500, with properties spending a median of 57 days on the market. This reflects a somewhat balanced market with steady demand, but also a longer time to secure a deal compared to previous months. In this June 2025 update, we’ll dive into key trends shaping Flagstaff’s housing market, from pricing fluctuations to the current inventory levels, helping you understand what buyers and sellers need to know right now.
FLAGSTAFF HOME SALES
Existing-home sales decreased by 2.7% in June. Month-over-month sales declined in the Northeast, Midwest, and South, and rose modestly in the West. Year-over-year, sales fell in the Northeast and West, while rising in the Midwest and South. The Greater Flagstaff housing market experienced a 6.42% increase in sales from the previous month, according to Northern Arizona MLS data. In June 2025, 116 homes were sold, marking a slight increase from the 96 homes sold in June 2024, reflecting a 21% year-over-year increase. This uptick, while modest, indicates a potential rebound from the market slowdown observed in 2024.
Looking at the broader trend, we see that sales in June 2025 are still lower than the pre-pandemic levels seen in 2021 (195 homes) and 2020 (198 homes), but they are significantly higher than the pandemic lows of June 2020. The 116 homes sold in June 2025 are more in line with the levels seen in June 2019 (133 homes), suggesting a return to a more normalized market after the unprecedented activity during the pandemic years.
This pattern indicates that while the market has cooled compared to the height of the pandemic-driven boom, it remains relatively stable and resilient, with fluctuations likely influenced by economic factors such as interest rates and affordability concerns.
