Just as the aspens begin to turn and the cool mountain breeze sweeps through Flagstaff, the local housing market is settling into its own autumn rhythm. Prices have ticked up slightly, yet homes are lingering on the market, creating a quiet shift in energy — one that feels more contemplative than competitive. FLAGSTAFF HOME SALES
Existing-home sales rose 1.2% in October 2025. Month-over-month sales increased in the Midwest and South, showed no change in the Northeast, and fell in the West. Year-over-year sales rose in the Northeast, Midwest and South, and decreased in the West. In October 2025, 96 homes were sold in Flagstaff, reflecting a noticeable dip from the 112 homes sold in October 2024. While this marks a year-over-year decline, the shift is consistent with the broader cooling trend observed throughout 2024 and 2025 as buyers navigate affordability challenges, higher interest rates, and an expanding pool of available inventory. Even with the slowdown, this level of activity still demonstrates steady buyer engagement—just at a more measured pace compared to prior years.
Looking at the longer timeline, October 2025 sales remain well below the peak activity seen during the pandemic-driven surge of 2020 and 2021, when fall demand reached historic highs. However, this year’s performance aligns more closely with the stable, pre-pandemic October markets of 2018 and 2019, suggesting the market is continuing to normalize after several years of unusual fluctuations. The dramatic dip in 2022 also highlights how far the market has rebounded since the sharp contraction that followed the rapid increase in mortgage rates.
Overall, the data for October 2025 points to a more balanced and sustainable market environment. Buyer demand has clearly moderated, yet it remains present—particularly among those seeking long-term value, lifestyle appeal, or investment opportunities in Northern Arizona.
