Existing-home sales rose 1.5% in September 2025. Month-over-month sales increased in the Northeast, South, and West, and fell in the Midwest. Year-over-year, sales rose in the Northeast, Midwest, and South, and remained flat in the West. In September 2025, 127 homes were sold in Flagstaff, marking a healthy rebound from the 89 homes sold in September 2024, a year-over-year increase of roughly 43%. This rise in closed transactions suggests renewed buyer activity after a quieter 2024, despite broader market indicators pointing to a more balanced—or even buyer-leaning—environment.

When we zoom out, the 2025 sales volume remains below the peak activity seen during the pandemic-driven boom of 2020 and 2021 but aligns more closely with the stable, pre-pandemic years between 2018 and 2019. This consistency signals a market that’s finding its footing again: demand has softened from its highs, yet underlying buyer interest remains steady, particularly among those motivated by long-term opportunities and lifestyle appeal.

Overall, the data reflects a more normalized and sustainable market, where realistic pricing, property condition, and strategic marketing play greater roles in driving sales. Interest rates and affordability continue to influence buyer behavior, but Flagstaff’s desirable mountain setting and enduring demand for lifestyle properties help maintain resilience amid changing conditions.
